determine the price your home could sell for,
estimate your seller expenses and net proceeds,
walk you through the contract and disclosures,
take pictures, input your home in the MLS
(Multiple Listing Service) and add your home to the listings in the newspaper - the usual.
So how do I go beyond "just listed?"

So how do I go beyond "just listed?"
- First, I use my photography skills (or my wife's photography skills) to take nice, flattering photos of your home. (There IS a difference.)
- Then I create custom flyers that portray an image of quality, which will be available in the brochure box on your yard sign.
- I will create a Slideshow and actual Video if you'd like.
- I give your home tons of internet exposure because "87% of all home buyers used the Internet to search for homes." (NAR Profile of Home Buyers and Sellers 2008)
- I pay for SHOWCASE Listings on Realtor.com. This is where many buyers start their home search, and my listings stand out with attention-getting headlines, custom property descriptions, multiple photos (very important) and my contact information so buyers can ask us questions day or night.
- I make a web page about your home on my site, KeyToEnid.com, which is viewed by approx. 2,000 unique visitors each month.
- Of course it will be on ERA.com and ERANicholas.com, plus it shows up via IDX in searches on other office websites.
- My listings also show up on MANY other national web sites for buyers to find your home.
Other ways to give you home exposure:
- The REALTORS® in my ERA Nicholas Real Estate office will tour your home on the Monday morning after I list it.
- An Open House is a great way to generate interest and let potential buyers see your home. These are on Sundays from 2 to 4.
- A Broker's Open is an Open House for other REALTORS®. This lets them get familiar with your property, making it more likely they will match it up with one of their buyers. I feed the REALTORS® so they will come. These are lunch time on Tuesdays from 11:30-1:00.
